Mrs. Meredith Gold, needed major improvements done on their house within a small amount of time. Work that would normally take many weeks to accomplish had to be completed in less than two weeks. Listing agent (Michele Bruggeman), made it clear It was vital that the home was ready to go on the market in two weeks time, without fail.
We had to retile the bathroom floors, refinish the hardwood floors throughout the house and paint the entire interior with a couple of different tone colors, including walls, windows, doors, closets, accent walls, and all trim.
Challenge
Initially, the major challenge was the time element involved. They needed the work completed within two weeks due to a deadline in listing their home for sale. The project had to have perfect planning, down to each detail. In a situation where time is of the essence, like this one, the sequence or work is extremely important.
Another unexpected challenge occurred when we were working on the bathrooms. The subfloor under the tiles had completely rotted owing to an old toilet leak.
Solution
The first challenge was met with meticulous planning, scheduling, and logistics. We carefully coordinated our flooring guys, painters, and electricians so each stage of the work could be completed seamlessly, in proper order, and in perfect time.
We immediately scheduled a crew of our 5 best painters to paint the entire interior of the house, including all walls, doors, closets, ceilings, accent walls, trim, etc.
The flooring guys were mobilized to sand down the floors through the house, stain them, let them cure, apply the first layer of polyurethane, let them cure, and then the final coat of polyurethane and allow for the final curing period. All other scheduling had to be done around the fact that no one could work in the house throughout this process, while the floors were drying.
The second challenge was the bathroom floors. As soon as rotten subfloors in bathrooms were discovered, we notified the homeowner and got the team working overtime to make sure the rotten flooring was removed and flooring retiled on time.
Conclusion
The unexpected was dealt with promptly and all the work was completed on time. The house was listed and received multiple offers at the full asking price in the first open house weekend.
